Airbnb & holiday let cleaning in Plymouth

Your review score lives and dies on cleanliness. We turn properties around between guests to a photographed checklist: linen, restock, staging and all.

Changeover cleaning that protects your rating

Cleanliness is one of the categories guests score directly, and it is the one that sinks listings fastest. A single "it wasn't very clean" review sits on your page for months and costs you more in lost bookings than years of cleaning fees. So changeover cleaning is not really a cleaning job. It is a quality control job with a deadline.

We work to a fixed checklist per property, photographed on completion, and we treat the 10am checkout to 3pm check-in window as non-negotiable. Plymouth's season is intense: the Hoe, the Barbican and Royal William Yard fill from Easter through to October, plus event weekends, and back-to-back bookings are the norm rather than the exception.

We clean holiday properties right across the city and the coast: apartments in the city centre and around the Barbican, houses in Plymstock and Stoke, and cottages out towards Saltash and Tavistock.

A standard changeover clean

  • All beds stripped and remade with fresh linen
  • Towels and tea towels replaced
  • Bathroom fully cleaned, descaled and restocked
  • Kitchen cleaned including inside the microwave and fridge
  • Crockery, glassware and cutlery checked and polished
  • Appliances wiped, kettle descaled, bins emptied and cleaned
  • All floors vacuumed and hard floors washed
  • Surfaces, mirrors and interior glass cleaned
  • High-touch points sanitised: handles, switches, remotes, keys
  • Consumables restocked: tea, coffee, toilet roll, soap, dishwasher tabs
  • Welcome items and information folder reset
  • Garden furniture and outdoor space tidied where applicable
  • Property staged for photographs, cushions and throws set
  • Inventory checked, damage or missing items reported with photos
  • Photo sign-off of each room sent to you
  • Heating set and windows secured before leaving

Linen: laundered, hired or your own

There are three workable models and the right one depends on your property. Your own linen, laundered on site suits a house with a decent washer-dryer and a gap between bookings. It is the cheapest option, but it ties the changeover to machine cycles and fails on a tight turnaround. Your own linen, two or three sets in rotation is what most hosts settle on: we strip, swap in a fresh set, and take the dirty set away to come back clean. Hired linen removes laundry from your life entirely and is the usual choice for multiple properties.

We will tell you which one actually fits your booking pattern instead of pushing the one that suits us. If you are getting back-to-back same-day bookings in August, on-site laundering will let you down eventually, and one failed changeover costs more than a year of linen hire.

Restocking, inventory and the small things guests notice

Guests rarely review the quality of the hoovering. They review the things that were missing: no toilet roll on arrival, one teaspoon of coffee left, a dishwasher with no tablets, a bin that smells. We hold a written restock list per property and top everything up on every visit, then tell you when a bulk item is running low so you can order before it runs out.

We also check the inventory while we clean. Chipped mugs, a missing pan lid, a broken blind, a stained duvet, all photographed and sent to you the same day, which both protects you on a damage claim and stops the next guest finding it first.

Deep cleans between seasons

A changeover clean keeps a property guest-ready; it is not designed to tackle build-up. Over a busy season, limescale, oven carbon, grout and soft furnishings all deteriorate quietly. The hosts with the best long-term review scores book a deep clean in the shoulder season, usually late October or February, plus carpet and upholstery cleaning once a year.

The economics are easy. Sofas and mattresses in holiday lets wear at several times the domestic rate, and "the sofa was grubby" is a review you cannot remove. One annual upholstery clean is cheaper than one month of damaged occupancy.

Keys, access and emergencies

We work with key safes, smart locks and managed key handovers, and we log access for every property. If a guest leaves the property in an unusual state, or we find damage that will affect the next arrival, you get a call , not an email. There is no point reporting a flooded bathroom politely at the end of the day.

For hosts who are not local, which is a good share of Plymouth's holiday lets, we can also be the pair of eyes on the ground: flagging maintenance issues, meeting a tradesperson, or doing a mid-stay clean on longer bookings.

What hosts get

Three things that keep your reviews clean

Photo sign-off every time

Each room photographed on completion and sent to you. You know the property is guest-ready without driving over to check.

The window is the job

10am to 3pm is treated as a hard deadline. If a turnaround is tight we allocate a team rather than hoping one cleaner gets through it.

Inventory watched

Damage, breakages, stains and missing items reported with photographs the same day, before your next guest finds them.

Frequently asked questions

It is a fixed price per changeover, set once we know the property size, the linen arrangement and how tight your turnaround window is. A one-bed apartment is typically a two to three hour clean; a three-bed house usually needs a team of two to hit a same-day window. Linen hire or laundry is quoted separately.

Yes. That window is the core of the service. Where a turnaround is tight we allocate two cleaners instead of hoping one gets through it, because a late changeover is a cancelled guest and a bad review.

Three ways, depending on your property: we launder on site if there is a suitable machine and enough time, we rotate two or three sets of your own linen and take the dirty set away, or we supply hired linen so laundry disappears from your life. For back-to-back summer bookings, rotation or hire is the only reliable option.

Yes, to a written restock list per property: toilet roll, soap, tea, coffee, dishwasher tablets, bin liners and anything else you want present on arrival. We tell you when bulk items are running low so you can reorder in time.

You get photographs of each room after every changeover, plus a note of anything we found: damage, breakages, stains or missing inventory. Hosts who live away from Plymouth tell us this is the part they value most.

We cover Plymouth and the surrounding area including Saltash, Ivybridge, Tavistock and the nearby coast. Tell us the postcode and we will confirm straight away. For a regular weekly changeover we will travel further than for a one-off.

Yes, and the hosts with the best ratings budget for it. Changeovers keep a property presentable but cannot stop limescale, oven carbon and tired upholstery building up over a busy season. A deep clean in the shoulder season, plus annual carpet and upholstery cleaning, is what keeps a listing scoring well year after year.
